Summary and analysis of France's current living capital markets conditions

The normal uptick seen towards the end of the year in the French residential property investment market (€1.7bn on average in Q4) failed to materialise, with just €621m in investments between October and December. Performance over 2024 as a whole therefore reached just under €3 billion, down -10% year on year and -45% below the 5-year average.
As in 2023, the market was affected by the absence of major portfolio transactions. The 7 transactions of this type this year were largely for lot sizes under €50m, with a total of just €175m, or 6% of overall activity.
Foreign investors accounted for 19% of the market in Q4, with active participation from both UK and US funds. Over 2024 as a whole, foreign investors accounted for 12% of activity. These were mainly seeking traditional housing in the Greater Paris Region and PBSA.
