Building with a high degree of obsolescence and a rental cost highly above its market value
Opportunity assessment  (renegotiation vs. fit-out project)
Research and lease acquisition of an area of 9500 m²
 
Objectives
Identify and take on lease a new site in maximum 6 weeks
Accomplish a  "zero cash out" transaction.
 
Key results
Due diligence of the site enabling (i) legal exposure HKE and (ii) the investment needs (approx. 7.5 million €) in assets.
Establishment of a program, identification / selection of an option that meets the specifications in 2 weeks.
 
Challenges overcome by Corporate Solutions
Completed the transaction within an extremely constrained time limit in order to meet the contractual commitments of Heineken.
Negotiated in this calendar, very aggressive and  imperative economic conditions in order to obtain the agreement of the group.
